Nine acres of parking, rebuilt as a neighbourhood commons

When a transit extension cut the parking requirement overnight, Northgate Civic found itself holding nine acres of asphalt with no obligation to keep it.

The question became what a neighbourhood that had never had a park would actually want from one.

Challenge

There was no local precedent to point at and no consensus about what to build. Consultation produced a familiar list — playground, dog run, sports pitch, quiet garden, market space — that would not fit, and would have satisfied nobody if it had.

The site also drained to an already overloaded outfall, so the whole area had to hold its own water.

Solution

We built a single large lawn and resisted programming its edges. The lawn is graded as a shallow detention basin that holds runoff during storms and is dry within a day, which is invisible for most of the year and obvious during the ones that matter.

Around it, a loose grid of shade trees, deep native shrub beds and a permeable edge lane for markets and deliveries. The timber pavilion on the west side is deliberately unfinished in its use: power, water, shelter, and no fixed function.

Two years in, the pavilion has hosted a farmers market, a repair café and a lot of birthday parties. None of those were in the brief.
